If you’re in the market to buy a home in today’s crazy market, here are three tips that will help you write a stronger and more competitive offer:
1. Pre-inspect the home before submitting an offer. Hire a certified inspector to inspect the home before you actually submit your offer. Why? It’s important because the inspection contingency is the highest risk contingency for the seller. When you do an upfront inspection, you can get that contingency out of the way to make the offer more attractive.
2. Get pre-underwritten from a lender or a loan officer. Doing so will make your offer as close to a cash offer as you can get while still being financed. It also likely guarantees you the loan, assuming nothing changes in your finances.
3. Work with an experienced and personable agent. You'd be surprised how often listing agents push offers because they like working with the agent representing the buyer. It's also important to work with an experienced agent because they can offer you knowledge and insight that you wouldn't otherwise have.
