EVERY DOOR MARKET REPORT
The numbers for October are in! Listings were down by 16% compared to a year ago October 2022, and overall inventory was down by over 1,000 homes. But, the homes that sold did so faster and the average sales price was up.

BIGGEST ONE-DAY DROP
According to an <a href="https://www.inman.com/2023/11/15/mortgage-rates-post-biggest-1-day-drop-since-onset-of-the-pandemic/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.inman.com/2023/11/15/mortgage-rates-post-biggest-1-day-drop-since-onset-of-the-pandemic/&source=gmail&ust=1701372048801000&usg=AOvVaw3Pn85o-p4ADM31puNnCdaY">Inman.com article</a>, “Mortgage rates registered their biggest one-day drop in nearly four years Tuesday (Nov 15) following an encouraging inflation report that convinced bond market investors the Federal Reserve is done hiking rates and may reverse course in the spring.” We’re hopeful that this will set a good tone heading into 2024 and that the market will shift toward being more buyer friendly.

HOMES WITHOUT A MORTGAGE
<a href="https://markets.businessinsider.com/news/commodities/housing-market-home-mortgage-unaffordable-rates-fed-prices-investors-finance-2023-11" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://markets.businessinsider.com/news/commodities/housing-market-home-mortgage-unaffordable-rates-fed-prices-investors-finance-2023-11&source=gmail&ust=1701372048801000&usg=AOvVaw1eHUZoCCk6Nhjq8kxZWyMf">A record number of Americans own homes without having a mortgage</a>. Data shows that nearly 40% of US homes do not have mortgages attached to them, and more than half of these homeowners are retirement age. This is yet another factor that shapes today’s market, as homebuyers are sidelined with lack of inventory and still-high mortgage rates.

WILL HOME PRICES DROP IN 2024?
Four out of the seven market experts interviewed in <a href="https://themortgagereports.com/107263/housing-market-predictions" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://themortgagereports.com/107263/housing-market-predictions&source=gmail&ust=1701372048801000&usg=AOvVaw2R5pTkcczWcX499JJbpjDn">this Mortgage Report article</a> predicted that prices will rise in 2024. Two experts said prices would drop and one said prices would level off. All four experts predicted that mortgage rates would come down.

BANKRATE’S 2024 PREDICTIONS
Bankrate.com made their own predictions for 2024 with experts weighing in. the sentiment is that as long as the economy continues chugging along, home prices and rates will stay where they are. WHEN WILL HOME PRICES BE AFFORDABLE AGAIN?

The numbers for September are in! The market has continued to slow down for the fall and winter seasons. There were 1,489 pending home sales in King County in September compared to 1,624 in August—that’s only a 3.6% drop.

HIGH PRICES AND RATES
While the “offseason” is part of the reason for the slowdown in home sales, it can’t be ignored that high prices and interest rates are contributing factors. <a href="https://www.inman.com/2023/10/19/existing-home-sales-droop-as-mortgage-rates-hit-20-year-highs/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.inman.com/2023/10/19/existing-home-sales-droop-as-mortgage-rates-hit-20-year-highs/&source=gmail&ust=1698768912021000&usg=AOvVaw1lnh5qnCx2vxdMssKInsBc">An Inman article explains</a>: “‘Home sales have slowed to their slowest pace in more than a decade, yet existing home prices in September were still almost 3 percent higher than a year before. You don’t normally see prices rise at the same time that sales fall,’ said Holden Lewis, a home and mortgage expert at NerdWallet. ‘We’re seeing it now because there’s a shortage of homes for sale.’” Meanwhile, “The 30-year fixed <a href="https://www.inman.com/2023/10/17/economists-now-less-certain-2024-will-bring-much-mortgage-rate-relief/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.inman.com/2023/10/17/economists-now-less-certain-2024-will-bring-much-mortgage-rate-relief/&source=gmail&ust=1698768912021000&usg=AOvVaw3fGl48h-0yj6AuZLBEqfCN">mortgage rate</a> averaged 7.57 percent as of Oct. 12, according to <a href="https://www.freddiemac.com/pmms" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.freddiemac.com/pmms&source=gmail&ust=1698768912021000&usg=AOvVaw26H_--n-yXo2mAK5MFrL6z">Freddie Mac,</a> up from 7.49 percent the previous week and 6.92 percent one year ago.”

INVENTORY IS UP
An interesting market observation has been that while home sales are declining, inventory is remaining steady. (In the case of King County, inventory improved from August to September!). PROS AND CONS
With the marketing being more favorable to sellers, many buyers are looking to rent. Zillow provides a great list of pros and cons for buying or renting. Some of the pros for buying are: you can build equity, your payment won’t likely increase, you can take your time to decide. WHEN TO MAKE THE DECISION
Bankrate.com provides a great checklist to let you know if you’re ready to buy. If you have excellent credit, enough for a down payment, and plan to stay in the home for awhile, then feel free to buy! With renting, there are few hidden costs. Usually a deposit and the first month’s rent are all that is needed. But buying a home is different and costs more than the list price. What About Home Prices?
While some are diving into the market, others are staying on the sidelines, waiting for home prices to come down. But according to mortgage lending VP Keith Gumbinger, “For the best possible outcome, we’d first need to see inventories of homes for sale turn considerably higher. The market slowed way down in December, which is to be expected, but overall, home sales were slower this December than they were a year ago at this time. Fewer homes are closing, fewer are being listed, and the ones that are listed are spending a bit longer on the market (34 days compared to 16). Still, this points to a steady market, even though it’s slower than we’ve been used to!

Less Inventory = Seller's Market
What does less inventory mean for the market? Attom Data, the leading provider of nationwide property data, expect a seller’s market but not like what we saw in 2021 or 2022. <a href="https://www.inman.com/2023/01/13/foreclosures-forecasts-fix-and-flip-what-attoms-data-can-tell-us-about-2023/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.inman.com/2023/01/13/foreclosures-forecasts-fix-and-flip-what-attoms-data-can-tell-us-about-2023/&source=gmail&ust=1674345181198000&usg=AOvVaw1nFs83DgDWUZZlRrzXn8WW">According to Rick Sharga at Attom</a>, “You’re not going to have 30 people bidding on your house when you put it on the market.” He encourages sellers to be realistic about price, something that could give them a leg up.

Our latest market report is in, and we’re seeing the market continue to slow down. The average property’s number of days on the market has nearly doubled compared to this time last year, and we’re seeing sellers receive roughly 98% of the listing price (compared to the 100%+ that we saw month after month during the peak). In all, it’s one of the best times to buy in the past two years and it's still a solid time to sell, as these numbers reflect a still-healthy market.
DID YOU KNOW?
It’s the age of micro markets. We used to be able to communicate the housing market through a big-picture lens. Stats and trends typically applied to the nation as a whole. But not anymore! Today, the housing market in one city (or even one neighborhood!) is completely different than the market in the next town over. While your area is experiencing a dip in inventory, another area might be ramping up. This is why it’s important to work with a broker who knows your city and the opportunities and challenges that exist there.

THE NEW NORMAL
We’ve all been waiting for the market to stabilize. Now that it’s happening, it’s important to stay agile. Instead of expecting things to go back to the way they were before, buyers, sellers and agents will all need to adapt, recognizing that a market shift means a new normal—not a return to exactly the way things were. From here on out, even as the market slows, we might see higher home prices, better negotiation tactics, and more knowledgeable agents become part of the new normal.

THE GREAT REBALANCING

Already, there are fewer new listings, and homes are staying on the market longer, and “experts say this slowdown is a sign that the housing sector will stabilize closer to normal levels in 2023.” But what will be the new normal? Interest rates are unlikely to go as low as they had been before the pandemic. They will likely settle between 6% and 8%. As far as home prices, those will only come down once supply and demand evens out.<br /> <br />What does this mean for you?<br /> <br />First-time buyers: “We haven’t seen a buyers’ market in more than two years. While 2023 isn’t predicted to bring one, a more balanced housing market is good news for first-time buyers.” A balanced market will reintroduce negotiations, which will empower buyers.<br /> <br />Current homeowners: With rates unlikely to dip to the 3-4% range we saw a few years ago, it will take the right home at the right price to entice current homeowners to sell what they have and buy something new—a reality that the market will have to work around.<br /> <br />Buyers: “While experts are optimistic about the direction of the housing market in 2023, mortgage rates and home prices are not going to drop dramatically overnight. For potential homebuyers, focus on what you can control in your own financial situation. Signs you might be in the right position to buy include, but aren’t limited to, having flexibility in your budget, an adequate emergency fund, and sustained income security.”

Morgan Stanley predicts a 10% drop in housing prices by mid-2024. Contingency Clauses
A contingency clause within a real estate contract is a set of terms that must be met for the contract to be binding. If the terms aren’t met, then the buyer can back out of the deal. Contingencies can cover a number of things, but they typically fall into a few categories:
Home sale contingencies (if the buyer can’t sell their home in 30 days, they can back out of the deal)
Appraisal contingencies (the house must appraise at or below sale price for the deal to go through)
Financing contingencies (the buyer is given time to secure their financials)
Inspection contingencies (the buyer can have an inspection of the home before the agreement is finalized)

Property taxes can be confusing—especially for newer homeowners. This is why it’s important to calculate a home’s property tax before you buy so that you aren’t surprised when the tax notice comes. But how much should you expect to pay? Moving.com breaks it down this way: “Because the rates are determined county by county, you’ll find a pretty large variance in property tax rates across the country, from averages as high as 1.89% (New Jersey) to averages as low as 0.18% (Louisiana). These rates are percentages of your home’s assessed value, meaning the higher the value of your home, the more you’ll have to pay.” As a general rule of thumb, new builds tend to see higher assessments than existing homes, which means you’ll probably pay more in taxes on new construction.
