When stepping into a new home, feel free to explore every nook and cranny, from opening drawers to peeking inside cabinets, to get a good understanding of the property. While it might feel awkward at first, just remember that you’re going to be living in the space, and it would be good for you to know the house before you buy it.
Next, know which appliances and furniture come with the house. Clients often ask whether the refrigerator, oven, microwave, etc. are included when buying the house. While most appliances are typically included, it is always best to double-check the listing remarks for confirmation.
Make sure you focus on what matters most to you. It can be easy to be overwhelmed during your first visit, so be ready with a list of things that matter most to you, like garbage disposal or specific furniture placement. Addressing your priorities ensures that you are making informed decisions.

Information about the history of remodels or renovations in a home may not be readily available, but it would be helpful to list them beforehand and send them to your agent so they can find out the details and give you a clear and transparent answer.
Sometimes, a room is staged differently from what is usually listed. For example, a home listed with three bedrooms may have one of the rooms staged as an office. While it is decorated as an office for staging purposes, it is still technically a bedroom. This is to show functionality for the space.
Safety is important during home tours, especially for families with children. It is not advisable to jump on staged furniture like the bed because sometimes they use faux mattresses, which might cause accidents.

HOMES WITHOUT A MORTGAGE

The numbers for September are in! The market has continued to slow down for the fall and winter seasons. There were 1,489 pending home sales in King County in September compared to 1,624 in August—that’s only a 3.6% drop.

HIGH PRICES AND RATES
While the “offseason” is part of the reason for the slowdown in home sales, it can’t be ignored that high prices and interest rates are contributing factors. <a href="https://www.inman.com/2023/10/19/existing-home-sales-droop-as-mortgage-rates-hit-20-year-highs/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.inman.com/2023/10/19/existing-home-sales-droop-as-mortgage-rates-hit-20-year-highs/&source=gmail&ust=1698768912021000&usg=AOvVaw1lnh5qnCx2vxdMssKInsBc">An Inman article explains</a>: “‘Home sales have slowed to their slowest pace in more than a decade, yet existing home prices in September were still almost 3 percent higher than a year before. INVENTORY IS UP
An interesting market observation has been that while home sales are declining, inventory is remaining steady. (In the case of King County, inventory improved from August to September!). PROS AND CONS
With the marketing being more favorable to sellers, many buyers are looking to rent. Zillow provides a great list of pros and cons for buying or renting. Some of the pros for buying are: you can build equity, your payment won’t likely increase, you can take your time to decide. WHEN TO MAKE THE DECISION

There is a lending product called 2-1 buydown that could be the solution to your problems. Here’s how it works. First, your interest rate will be 2% lower than normal for the first year of your loan. Today, I'm sharing something that most real estate agents won't tell you: Purchasing a home is not always the best investment. In our society, we're often trained to believe that buying a home is the top priority in terms of investments, but that isn’t always the case.
When considering buying a home, you should focus on several key aspects, not just the monthly payment. For example, you should also consider the overall cost of owning the home, because what you initially pay is not what you'll end up spending over time.

When my family moved into our home, we loved it and the location seemed great. However, we soon realized that the mortgage felt tight, and there were unexpected costs and additional projects we hadn't factored in when buying the house. Moreover, the location ended up being a bit far from where we'd prefer to be, leading to increased expenses and time spent commuting.
Before purchasing a home, think about whether you'll be staying there for at least five to seven years. If not, there's a risk that you might not recover the funds you invested when you sell the house. It's not a typical investment like stocks or bonds.
One critical factor to consider is the location. Don't underestimate the importance of living in an area you love. Moving outside of that area might cause regret and additional financial burdens. In addition, consider your lifestyle. Do you value freedom and the ability to travel without being tied down by mortgage debt? Don't sacrifice your quality of life simply because society dictates that you should buy a house. Sometimes, renting may be a better investment for you.

When you start researching to buy a home, you’ll see the terms “mortgage prequalification” and “mortgage preapproval” thrown around a lot. While they sound similar, they aren’t the same — and they serve different purposes in your homebuying journey.<br /><br />Thinking of making an offer soon? Here’s what you need to know about prequalification versus preapproval and when they’re needed. <br /> <br />Prequalification<br />Getting prequalified can give you a rough idea of how much you can potentially borrow, which makes it ideal for the initial stages of your home search. It’s a relatively quick and easy way to figure out what your budget should be and learn more about what financing options are available to you.<br /> <br />You’ll need basic details like your income, price range and credit score. Are you getting your home ready for the market and wondering what kind of renovations will help you get top dollar for the property? This is a topic that I frequently get questions about. Today, I will break down the top renovations that will net you the most for your house:
1. Major systems. The most important part of this process is making sure systems like your plumbing, electrical, and HVAC are all in top condition. These systems will have the biggest impact on your final sales price.
2. Do your homework. Have your Realtor look at similar, comparable properties that have sold recently for top dollar. Take a look at the photos of those homes, and take notes on what sorts of upgrades they did. Pay special attention to things like flooring, countertops, and the primary suite.
It’s good to keep in mind that whatever upgrades might be needed, you want to look at the cost of those renovations compared to the possible increase in price that you may get. Not every upgrade is going to make financial sense, and sometimes it can be more worthwhile to save your money and invest it into your next house.

<br />These three tips will help you make a winning purchasing offer.
How do you write a strong offer in a competitive market? Here are three things you can do to make your offer stand out.
1. Find a reputable, quality lender. I can help connect you with experienced lenders. They will educate and guide you to the best loan options available, minimizing your risk once we find a home.
2. Bridge the gap. If you’re financing your home, an appraiser will determine that it is worth what you're paying. In an appreciating market like Seattle, you can strengthen your offer by waiving the appraisal contingency or using an appraisal buffer, which will tell the seller that you'll close on this home even if there's a difference between the purchase price and the appraiser's opinion of value.
3. Non-refundable earnest money. This option isn't for everyone, but if you're waiving all of your contingencies, the next best thing you can do is release your earnest money to the seller's bank account so they have access to the funds immediately. This is inherently risky, so be sure to discuss the risks with your agent and lender before doing this.

<br />The importance of pricing your home correctly in today’s market.
Today, I'm here to talk about the importance of pricing a home accurately with its Goldilocks price. If you’re thinking about selling your home anytime soon, this is information you should know.
Whenever I meet a client who wants to sell, I will initially look at a broad view of comparable homes in terms of location, size, age of the home, etc. Then I visit the home and learn specifics about upgrades, improvements, and anything else that could affect pricing. After that, I go through the comparable home list again to price the home as accurately as possible.
"If you list your home at a fair market value, you should attract the right number of buyers."
One thing that I tell every seller is that I always speak in ranges. For example, I could say that a home needs to be priced between $700,000 and $750,000. Then we can narrow down an exact price from there. This can be done just a couple of days before listing to make sure we have the most current data.
There are homes that are priced too high, too low, or just right, and that last one is where you want to be. If your price is too high, you run the risk of attracting fewer buyers, which can potentially leave your home on the market too long, just to be chasing after that one buyer who now feels they have extra negotiating power and will likely lowball their offer. Also, people in the marketplace will view the home as stale and wonder what's wrong with it. Lastly, this could affect a buyer's opportunity to obtain financing since the home may not appraise at the same price.
If you price your home too low, you might get a lot of interested buyers, but you may be disappointed with the outcome of how much you’re selling for. Remember, as a seller you get to choose the listing price, but the buyer chooses the selling price. If you list your home at a fair market value, you should attract the right number of buyers, still have the potential to sell in a multiple-offer scenario, and have a 95% chance of selling.

1. First impressions are everything. This means staging. A buyer makes their initial decision within a couple of minutes of arriving at your home. You want them to open the door and immediately imagine their life in your property. Staged homes sell for 25% more on average than non-staged homes and spend 73% less time on the market.

2. Good photography. What's the point of having good staging if no buyer sees it? Most buyers and agents are browsing housing sites to decide what homes they'd like to see. Luring a buyer in with doctored photos can be a real turnoff when they open the door.

The market slowed way down in December, which is to be expected, but overall, home sales were slower this December than they were a year ago at this time. Fewer homes are closing, fewer are being listed, and the ones that are listed are spending a bit longer on the market (34 days compared to 16). Still, this points to a steady market, even though it’s slower than we’ve been used to!

Less Inventory = Seller's Market
What does less inventory mean for the market? Attom Data, the leading provider of nationwide property data, expect a seller’s market but not like what we saw in 2021 or 2022. <a href="https://www.inman.com/2023/01/13/foreclosures-forecasts-fix-and-flip-what-attoms-data-can-tell-us-about-2023/" target="_blank" data-saferedirecturl="https://www.google.com/url?q=https://www.inman.com/2023/01/13/foreclosures-forecasts-fix-and-flip-what-attoms-data-can-tell-us-about-2023/&source=gmail&ust=1674345181198000&usg=AOvVaw1nFs83DgDWUZZlRrzXn8WW">According to Rick Sharga at Attom</a>, “You’re not going to have 30 people bidding on your house when you put it on the market.” He encourages sellers to be realistic about price, something that could give them a leg up.

Let’s talk about breaking into the Seattle market. Whether you're a first-time homebuyer or it’s your first time buying in Washington, the learning curve of a seller's market can be steep. What do you need to do to succeed?
1. Find an agent who is knowledgeable about this market. You want someone skilled at imparting that knowledge to you. At the end of the day, you are the decision maker for this home purchase. It's important that your agent can equip you with the information and confidence to make the right decisions for your household.

2. Work with a good lender. A good lender can make or break a deal. Also, they can help you establish your budget and set goals for your cash on hand. A lender who is accessible by phone for the listing agent and can get a pre-approval letter out on a Sunday afternoon will go a long way to having your offer accepted, particularly over other offers.
3. Have a good understanding of the process. Also, know the strategies you might use for getting your offer accepted. Knowing what you can expect ahead of time will help you feel more confident when you're assembling a competitive offer, especially if it's a multiple-offer bid or if you’re in multiple rounds of negotiation. It's great to have emotional and mental clarity for making those decisions.

<br />What to expect and what to look for during the home inspection process.
Today I’m going to talk about what to expect during a home inspection. Whether or not you're under contract, the process is the same. It's important to remember that the inspector's job on your behalf is to comb through the entire house’s exterior and interior to find all of the imperfections.
The report you’ll receive afterward can be fairly long, but that's nothing to be afraid of. Knowing what to expect will make this process less daunting, and I can help with that. When you're reviewing the report, look for big-ticket items like health and safety concerns, as well as structural flaws. It's not uncommon to find that some systems need to be replaced, or that there are cosmetic flaws and varying degrees of imperfections. Your agent will help you understand what you should be looking for and what is considered “typical homeowner maintenance.”
The last two things to keep in mind are that an inspection is not the same as an appraisal and that this is a good time to take pictures and measurements since you likely will not be visiting the home again with your agent until closing.

Our latest market report is in, and we’re seeing the market continue to slow down. The average property’s number of days on the market has nearly doubled compared to this time last year, and we’re seeing sellers receive roughly 98% of the listing price (compared to the 100%+ that we saw month after month during the peak). In all, it’s one of the best times to buy in the past two years and it's still a solid time to sell, as these numbers reflect a still-healthy market.

It’s the age of micro markets. We used to be able to communicate the housing market through a big-picture lens. Stats and trends typically applied to the nation as a whole. But not anymore! Today, the housing market in one city (or even one neighborhood!) is completely different than the market in the next town over. While your area is experiencing a dip in inventory, another area might be ramping up. This is why it’s important to work with a broker who knows your city and the opportunities and challenges that exist there.

We’ve all been waiting for the market to stabilize. Now that it’s happening, it’s important to stay agile. Already, there are fewer new listings, and homes are staying on the market longer, and “experts say this slowdown is a sign that the housing sector will stabilize closer to normal levels in 2023.” But what will be the new normal? Interest rates are unlikely to go as low as they had been before the pandemic. They will likely settle between 6% and 8%. As far as home prices, those will only come down once supply and demand evens out.<br /> <br />What does this mean for you?<br /> <br />First-time buyers: “We haven’t seen a buyers’ market in more than two years. While 2023 isn’t predicted to bring one, a more balanced housing market is good news for first-time buyers.” A balanced market will reintroduce negotiations, which will empower buyers.<br /> <br />Current homeowners: With rates unlikely to dip to the 3-4% range we saw a few years ago, it will take the right home at the right price to entice current homeowners to sell what they have and buy something new—a reality that the market will have to work around.<br /> <br />Buyers: “While experts are optimistic about the direction of the housing market in 2023, mortgage rates and home prices are not going to drop dramatically overnight. For potential homebuyers, focus on what you can control in your own financial situation. Signs you might be in the right position to buy include, but aren’t limited to, having flexibility in your budget, an adequate emergency fund, and sustained income security.”

Closing with a frugal buyer is a tricky business, to say the least. Buyers will often do their best to get a deal on your property, and it's easy to conceive small bargaining chips that end up costing you more than you thought they would. While it's understandable that the buyer wants to get the most and spend the least, it's important to remember that this is one of the biggest deals you will ever make and that the return on investment you stand to gain matters more than the buyer knocking off a few dollars on their future monthly payments.
With that in mind, here are five negotiation tips for sellers to help you communicate clearly and receive the value you deserve for your home, even with a difficult buyer:
1. Get your home inspected. We know this sounds counterintuitive, but one of the keys to striking a good deal is to know your cards, and getting your home inspected is one of the best ways to understand exactly what you're selling—you don’t want any nasty surprises. Therefore, make sure that a professional comes to assess safety and hazard issues, as well as anything that might be a barrier to selling the house. Then you can decide what to fix and eliminate things that buyers will use against you.
2. Offer a home warranty. Before you go down the long and messy road of negotiations, be prepared to offer some affordable solutions to the buyer. One of the top buyer strategies used today is to point out the age of certain features or even the home itself and use that as a bargaining chip. Be prepared to offer things so you can get ahead of the buyer.

3. Price ahead of the market. This is one of the best tricks to make sure you never waste too much time on negotiation. If done well, this will save you a ton of time.
4. Create competition. Creating healthy competition is an important part of getting the best possible price for your home. Potential buyers will expect to have competition and may place higher offers to combat this, resulting in a bidding war in your favor.
5. Make a timeline and stick to it. If and when things turn into endless back and forth with a buyer, consider putting an expiration date on your counteroffer. This strategy compels the buyer to make a decision, so you can either get your home under contract or move on. It's similar to creating an illusion of competition. It’s the difference between them taking two weeks to ultimately walk away, or them pulling the trigger in a few days out of fear of losing the opportunity.

I have a pretty scary topic that I want to talk about today: our emotions. Many of us would like to think that we don’t have these, we aren't really affected by them, or at least they don't influence our decisions. You’re allowed to think that, but you can be wrong.
Often, a sense of being overwhelmed might come to visit. It may have felt overwhelming to embark on the journey to get to the starting line of buying a home. The speed of the market, the process, the unfamiliar terms, the size of the monetary exchanges happening, and the rest of life still occurring outside of this transaction can all feel really overwhelming—and that's okay.

Fear is also often a very common emotion during this experience. You may be afraid of having to take a hard look at your finances and your credit or letting someone else like your lender review your financial health. You’re worried you may not have enough, and not doing it well enough.
You may also hear the idea of a buyer getting cold feet, which is when someone made a step forward but decided it was too scary to continue on, and they let that fear stop them. Furthermore, you might notice stress. You start asking yourself these questions: Am I making the right choices? Am I doing this correctly? Will my offer get accepted, and will I get the house that I really love?
The good news is that all of this is normal. I assume I'm not the only one who appreciates knowing what to expect, so that when it happens, you're not thrown off kilter. When you feel stressed, when the fear approaches, or when you're feeling overwhelmed, you can say, “This is what they were talking about,” and you can feel it and move forward.
Ultimately, the goal is to not let the negative emotions override the power of positive emotions, so you can successfully reach your next destination. Today we're going to talk about the value of a buyer's consultation. If a family member came to me and asked, “How do I buy a home?” I would say to have a buyer's consultation. Here are five key benefits you receive from having a buyer's consultation:
1. It saves time. I would rather ask you three questions and show you five homes than ask you five questions and show you 30 homes. Some upfront time spent saves us time in the long run. The consultation will also provide me the opportunity to learn how best to be of service to you.
2. Access to our off-market list. What's an off-market list? You will gain access to a robust selection of homes that nobody else knows about. This is an opportunity to buy a home free from the incredibly contentious and aggressive open market. <br />Here are four surprising facts about lending that you need to know.
Today I want to talk about lending surprises. The first surprise is that I am not a lender. So check with your lender regarding your particular details to find out how they can best help you.
The second surprise is that closing costs are a separate amount to save for from your down payment. This was news to me when I first started in the industry and started saving for my first purchase. As a general rule, conventional loan closing costs might run about 1.5% to 2% of the total purchase price. VA, FHA and USDA loans sometimes have extra funding fees or opportunities to decrease your interest rate. If it's available to you, saving close to 3% to 4% of your purchase price may be helpful in those instances.
The third surprise is that having a 20% down payment is amazing and completely unnecessary. You can often obtain a conventional loan with 3% or 5% down. The monthly cost of private mortgage insurance for homes if you have less than the 20% down payment is still less than the cost of waiting in the Pacific Northwest market. Also, you may not even need to save 3% of your total down payment. The Washington Down Payment Assistance Program presents a great opportunity to help first-time homebuyers get into homeownership. They can usually cover 3% to 4% of your down payment, so you can put your funds towards the closing costs or other offer strategies. However, there are some parameters around household income or the reserves that you have, so be sure to check with your lender to see if you qualify.

The fourth surprise is appraisal cost. Sometimes appraisal fees are rolled into the total closing costs, and you pay for that at the end of your experience. Other times they need to be paid for upfront, similar to paying for your inspection. This changes from lender to lender, so check with your lender so you can prepare appropriately.
Lastly, here are a couple of ways that you can help with your loan. First is your credit score. It is a critical key to unlocking these opportunities. There are many free resources to help you track and improve your credit score and get you to success. Finally, talk with your local mortgage broker to find out where you are now and how you can best prepare for the road ahead.

Today we’re discussing the four most important questions asked when interviewing an agent for your home purchase. That’s right, you need to interview your agents; It's a crucial part of the purchase process. You want to know you can work well with this person and that they have the knowledge and skills to help guide you effectively. Here are the four questions you should ask during the interview:
1. How many transactions do you do each year? There’s a saying in real estate, 10% of agents do 90% of the business. In this competitive seller’s market, it’s vital to work with an agent who has high-level experience and a real understanding of what it takes to get your offer accepted. The average agent sells six homes per year. You want an above-average level of experience in your agent.
2. How much of your business is referral or repeat clientele? You want to know that people have been happy with the level of service they received or have referred their friends and family.

3. What are some strategies you will use to help get my offer accepted? It’s not uncommon for a great house to have 30 offers within a few days—and it’s not always the highest offer that gets chosen. 4. What kind of discount can you offer if I choose to go with you? This is a trick question. As a buyer, you don’t pay your real estate agent. The commission for both agents comes out of the seller’s net proceeds. That said, there are some agents and brokerages that will promise you a discount toward your closing costs. I would think twice about working with any professional who’s quick to discount their services. As the saying goes, you get what you pay for.

Myth No. 1: You need 20% down payment to buy a home. We hear this all the time, but the truth is that your required down payment changes depending on your financial situation. If you’re a first-time buyer, you can qualify for a conventional loan with as little as 3% down. Veterans using a VA loan can even put 0% down. That being said, there are benefits to putting more money down.

Do you want to purchase a home in the Seattle area? Our housing market remains hot, so if you want to land your dream home, you need to put your best foot forward. Fortunately, we’ve been helping people buy and sell homes in our area for a long time, so today I’d like to share five tips to help with your purchasing plans:
1. Be prepared. Always get ready for your journey by sitting down with your agent for a buyer’s consultation. Ask your agent for a lender recommendation and get pre-approved. This way, you can put in an offer as soon as you find the perfect home.
2. Don’t get hung up on square footage. Don’t get me wrong—the size of your house matters. However, try to keep an open mind. Have an ideal range instead of a hard number.

3. How old do you want your home to be? In our area, houses built in the mid-20th century are the least expensive. As you get older or newer from there, things get more expensive. Our market values historical homes tremendously, so just because a property is old doesn’t mean it will be less expensive. 4. Consider your commute versus your price. Which factor is more important to you? Unless you’re working from home, this is a crucial decision. The closer you are to the city, the more expensive the home will be, so you might have to make a tough choice.
5. Get ready for a quick close. You’ll likely receive the keys 30 to 40 days after your offer is accepted. However, don’t schedule your move for closing day. If there are any delays, there will be a truck full of your stuff with nowhere to go.
